Want it Built For You? My Home Building Help General Contractor Package can extend our services to act as your General Contractor. You not only benifit from ALL our consulting services, but we will run your jobsite and complete your project for you. With this package, all you do is pay us a flat fee. There are no confusing bids or ridiculous mark-ups. You see all the bills. All you do is choose the specifications and we'll do the rest to ensure you'll get the best built, quality home around.
Still Want to Use a Local Builder? My Home Building Help Owner Agent Package can offer any or all of our individual services to monitor the quality of your project when you use a custom builder in the Triangle area. Because of the steady market we have, anyone that passes the state licensing exam can make a living as a builder. Almost anything they build, no matter how bad the quality, will sell! Basic Construction Class A two hour introduction to how My Home Building Help will assist you in building the best quality home around. We like to refer to this as the “Things That WON’T Go Wrong With Your Home” session. It is a real eye-opener. We use actual, simple examples of things we have actually seen done to show what happens when some of our specific details are done incorrectly. This is an overview of why and how we compiled these specific critical details. This is often the most fun part of your homebuilding experience. We will briefly explain how the methods and materials we require from the subcontractors make your home durable, comfortable, efficient and environmentally friendly. This class will also identify methods that you can use to help ease the time required of you in this process.
My Home Building Help Scopes of Work These documents are specifically designed to produce quality work and protect the Owner and the subcontractor. Preparation is the key! The scope of work is your contract with the subcontractor. If it is not detailed, or does not spell out how to complete the critical details we identify on the plan review, there can be conflict, or worse, failure. The scopes of work we provide call for more than just getting the job done, they detail HOW you need it done. We make sure that your plans and the scopes of work match and that the subcontractors are aware of their obligations and are trained to meet them. Then, MyHomebuildingHelp follows up with them on site to give the final O.K.
Building Science Plan and Material Review This is an individual “Red-Line” of the Owners’ plans that pays particular attention to issues with materials and labor that are known to cause failure. This is where the years of experience diagnosing and fixing other builders’ failures comes in handy. We have seen where and how buildings fail. Some are prevalent installation mistakes, some are material incompatibilities and some are poor design. We have seen it all! We highlight possible problems, design solutions, and alert subcontractors to prevent them from happening BEFORE they cause waste and delays.These are not structural issues, so this is done on the master set of plans and should be kept on site. We also provide expert material consultation. Not all building materials and methods are O.K. to combine. Because we have seen materials fail in certain situations, and we have done product research, we know which building materials are incompatible. It is very common for builders and subcontractors to use incompatible materials simple because they don’t know any better and they have seen it done before or have done it themselves.
Moisture Management and Mold Prevention Plan A custom set of specific methods, materials, and components based on plan features that can result in a reduced risk of mold and moisture issues. Every home should have a moisture management strategy, yet ask any builder if they have one. Moisture is largest contributor to construction defect lawsuits. We give you solutions to deal with moisture generated both outside and inside the house. This is the one thing that contributes to mold growth that we can control.
Cost and Cost-Shifting Recommendations After we do an individual plan review, this is a list of options recommended to improve the quality of life. Some recommendations come with ways of substituting conventional construction methods and materials with less expensive, equally efficient, durable, and completely compatible alternatives that allow upgrades in other areas. We offer you VERY practical and affordable solutions for saving money and reducing energy use over the life of your home.
Material Take-off and Costs Estimate This is a report generated by My Home Building Help or others to estimate the total cost of the home at the end of construction. Site Assessment- We do a thorough on-site surface evaluation of the Owner’s lot to address placement issues and identify special features, risks, and money-saving techniques.
EnergyStar Designation (If desired) We are intimately connected to this Federal program that allows for a tax credit for those that qualify. Bill Klotz, owner, is certified to rate these homes.
Access to Network My Home Building Help works with local realtors, architects, engineers, lenders, EnergyStar providers, and “stock” plan providers. Because MyHomebuildingHelp works with these companies on a regular basis, we have negotiated discounts with many of them to help keep your costs to a minimum. After committing to work with MyHomebuildingHelp, the Owner will have access to this network.
Access to Quality Contractor Team Labor costs can be especially difficult to gauge on your own, but OUR SUBCONTRACTOR TEAM is motivated to give our customers “builder-rates” because they get volume and training from us. We have GREAT relationships with ALL of our subcontractors. By working with My Home Building Help, you will have access to this network.
Quality Assurance Visits This is a very important part of our process! My Home Building Help makes scheduled visits to your site after specific subcontractors have completed their work to verify that all quality requirements have been met. This O.K.’s you to make payment and avoids any conflict between you and the subcontractors.
Open Wall Documentation Report My Home Building Help generates a report for the for you that documents work done by subcontractors before the drywall is installed. If there is ever an issue with workmanship, this can come in handy. It can immensely reduce the amount of intrusive work required to locate an issue if one ever arises. It contains pictures and an overall assessment including any potential future failure issues that are not corrected after MyHomebuildingHelp recommends it.
Subcontractor Work Verification Documents These are simplified check sheets for you to follow along with the subcontractors’ work in order to verify quality and be able to follow some of My Home Building Help’s important details. Completion by the you is optional.
Option Consideration Report Clients love this report. Because we stay on top of current building trends and attend the International Builder's Show every year, we can stay ahead of most builders in offering the latest options for your new home. We provide you a list of many of the options your particular home plan can benefit from. It is a list of things you may want to consider adding to the home depending on what characteristics your plan has. Final Quality Report My Home Building Help gives a report to you after completion of the project that documents, with pictures, many of the specific quality issues that have been done correctly to the Owner’s home.
